Hobbitat is a small and tiny house company from Oakland, Maryland. Our passion is for small structures, thoughtfully designed using today’s technologies wrapped in reclaimed and repurposed materials. Our goal is to create healthy, energy-efficient spaces that inspire living. All of our hobs are as individual as our clients. They each tell their own story and convey a style unique to their owner.
A “hob” is our version of a small house that ranges from 225 sqft to 1200 sqft and beyond. Our reputation and success have been built by the unwavering attention we provide to our clients. Starting with our in-house design that focuses on listening to our customers, we can provide information through the design process that fits your needs, budget and aesthetic appeal.

Sugar Magnolia has a large open living room/kitchen area with a built-in dining booth, a private bedroom nook, and a full bathroom. The loft features plenty of space for kids or guests. A great space for a quick getaway or stay awhile with all the convenience you need. And don’t forget the front porch which is a great spot to sit back and watch the world go by. A unique design for thinking big in a small space… This structure has 384 sq.ft. 17” 9” x 18’ 9”
ADA Compliant Tiny House Plans
For those looking for a tiny house ADA compliant (state of MD) small house that does not feel institutional, this is the one!
A large comfortable bath and sleeping area gives you that open feeling. The porch features a roll in outdoor shower option. The bump out kitchen leaves plenty of room in the living space for a table, chairs, or kitchen expansion. We are proud that this has the feel of the other Hobs so that everyone has access to that feeling. This structure is larger than our other plans at 460 sq.ft. 20’10” x 23”
The Generous Loft Provides Space for Extra Sleeping or a Home Office.
One of the few Hobs with 2 exterior doors which gives you direct access to the porch and patio outback. The queen-sized bump-out can be used for sleeping or extra space downstairs if you sleep in the loft. The bath is beautiful with a sink bump out and a comfortable 3’x3′ shower. A 3/4 kitchen with an island bridges the space next to the living area. High windows in the front provide wonderful light and ventilation. A warm and cozy feel is all yours. This Hob is a comfortable 415 sq.ft. 22’ 7” x 19’
